
Vít Soural is the CEO of Flat Zone, which maintains the most comprehensive database of the residential market. The company offers Studio, a tool for segment analysis, and the flatzone.cz aggregator for searching for real estate development projects. Following its merger with Dataligence in 2025, the company added an online real estate valuation tool (Valuátor) and the B2C application hypox.cz for portfolio management. Vít holds a master’s degree in International Real Estate and Planning from UCL in London and focuses primarily on product management, business development, and design.

Milan Roček is the co-founder and operator of the HYPOX.cz and Dataligence.cz (formerly CenovaMapa.org) portals, which have long monitored and analyzed the residential real estate market in the Czech Republic and provide valuation solutions and data for online real estate appraisals.
He is also the founder and owner of Hyposervis, where he has been involved in real estate financing since 1999, particularly in the area of financing management for residential development projects.
Since 2014, as part of the Dataligence.cz portal (formerly CenovaMapa.org), he has been dedicated to the systematic creation of a “data market standard” for the real estate market in the Czech Republic and regularly analyzes and comments on real estate price trends. Over the past five years, he has been actively involved in the development of digitalization in the banking and real estate sectors.
Since 2024, he has been part of the management team at Trigema Startup and is responsible for the operation of the HYPOX.cz application, which focuses on personalized tracking of real estate price trends for the general public. He is a graduate of the Czech Technical University in Prague, Faculty of Civil Engineering, Department of Building Construction (1991).

According to Tomáš, an IT architect is someone who designs software or other technical solutions rather than buildings, unlike a traditional architect. The process for such a design looks like this: verification, creation of a functional prototype, implementation, and commissioning. According to Tomáš, to maintain and develop these solutions, it is necessary to devote adequate attention to analysis and design, as this saves both time and money, and this phase should be viewed as an investment. IT architecture is a world at the intersection of business and technology, with ample room for creativity and innovation. It is also one of the things Tomáš values most about his work, along with the opportunity to pass on the experience and knowledge he has gained.

Martin serves as Chief Data Officer for all our projects, where he is responsible for data strategy, the development of analytical tools, and maximizing the use of available data—all of which give our products a competitive edge in the market. He combines real estate and pricing data into meaningful insights that help banks, insurance companies, investors, developers, and end clients make better decisions. He focuses on data quality, setting up proper data collection and evaluation, and our computational models, which underpin the key functions of individual platforms and their continued growth.

Marie serves as Chief Operating Officer and is responsible for the day-to-day operations of the company, project management, and establishing efficient processes across teams. She oversees the planning, prioritization, and implementation of key initiatives and ensures that strategy is systematically translated into concrete steps, milestones, and measurable results. She integrates sales, product, and customer care into a functional and high-performing unit capable of responding flexibly to market developments. Her priorities are scalability, transparent management, and the long-term sustainable growth of all three projects.

Matěj serves as Chief Marketing Officer and is responsible for marketing strategy, brand building, and long-term brand growth. His marketing approach is based on data, clear positioning, and a strong product narrative that resonates with both B2B and B2C clients. As a product manager, he was also instrumental in the launch of the HYPOX.cz project, which he led from the initial vision through the design of key features to its successful market launch. He combines product thinking with performance marketing and focuses on ensuring that all Flat Zone projects grow efficiently, scalably, and with clearly defined value for users.

According to Tomáš, the job of an IT architect is to build an information system as a whole. His goal is to ensure that the individual components of the system are functional and meet specific business requirements. It is important that the individual parts fit together and that the system is as simple as possible. IT architecture can be described as a “master plan” that determines the capabilities of the individual parts of the whole. In short, it’s the part that isn’t visible, yet it takes care of everything—it gathers real estate data, stores it, analyzes it, and passes it on. What Tomáš values most about his work is the creativity he can bring to building the system. The part he finds unpleasant is the waiting—navigating through dead ends to find a good solution.

Jaroslav studied Information Studies and Library Science in Brno and New Media Studies at Charles University. He previously led the team responsible for the operation of the National Library of the Czech Republic’s web archive, which is tasked with archiving the entire Czech web. There, he gained experience with web technologies.
His work involves transforming designs into interactive user interfaces that not only meet visual standards but also ensure a smooth user experience.

Nikola works as a front-end developer and is involved in the development of the Flat Zone Studio application. He collaborates with the team on the design and implementation of new features, while also ensuring the stable operation and ongoing improvement of existing parts of the application. He also contributes to the development of an internal CMS application for client management and ensures its reliable operation, maintenance, and further development.

At Flat Zone, Radek is responsible for developing and managing internal applications that boost productivity and enable more efficient work. The goal is to ensure that employees have the tools they need to succeed and achieve the best possible results. Her job involves finding efficient and robust solutions for extracting data even from technically challenging websites and setting up automated processes that are reliable and scalable. I work as a data science engineer and am responsible for developing and improving valuation models, particularly designing the entire pipeline—from data processing and feature engineering to the actual modeling and evaluation of results. I am responsible for the quality, robustness, and interpretability of the models, and for ensuring that they make sense both statistically and from a business perspective. What I enjoy most about this is solving complex problems, finding new approaches, and combining an analytical perspective with mathematics—that moment when chaotic data becomes a structured and explainable model that actually works.

At Flat Zone, I’m responsible for the entire data journey—from its initial appearance on the project website to its optimal state in the database. This includes web scraping, various forms of monitoring and validation, both minor and bulk database updates, and building tools to help us with these tasks. In the midst of all this, I strive to ensure that the entire data engineering team operates as efficiently as possible and that our work is as enjoyable as possible.
