About the company

Trigema is a real estate development company with an overlap into other activities and has been operating on the market since 1994. It has its own construction company, which became the basis of Trigema in its present form. It is engaged in building and facility management and operates science and technology parks and the Monínec sports and recreation complex. Trigema's most important development projects include SMART Nové Butovice, Barevné Letňany, FRAGMENT, Smíchovský Lihovar or TOP TOWER. As one of the largest property development companies in the Czech Republic, Trigema uses data analytics in many of its projects, and efficient use of its own time capacity is key for the company.

Michal Netolický, Trigema's Marketing Director, who was the founder of the company's analytics department in 2011 and who has been the Managing Director of Flat Zone since 2019, describes how Flat Zone is able to effectively implement important data and analytics solutions within Trigema's development division from several perspectives.

Acquisition and preparation

After evaluating many acquisition opportunities and developing important decision-making indicators, Michal Netolický and his sales team realized the significant similarity of the recurring processes in the search for new opportunities, acquisition, project preparation, and sales phases.

Each phase of project development has its own recurring template. Thanks to Flat Zone Studio, these routine processes have been automated.

If Trigema is analyzing a new acquisition opportunity, it selects a few parameters in Studio (GPS, competitive radius, report update frequency, and data history) and, in a few moments, all the indicators are in place. In the case of entering an unknown city or urban area that no one on the team has experience with, Trigema can now also display the most important points of amenities and necessary commuting contexts in a very quick time. Another area is secondary market analysis, which Trigema considers important because of the strong connection of the secondary market to the primary and rental markets. In this respect, Flat Zone Studio offers a complete overview of important metrics based on deduplicated data from many Czech advertising servers.

Trigema has long relied on market data analytics and, for quite a long time, mined this data from the internet through staff who were assigned to a different project or type of task, which significantly reduced the available time capacity. Flat Zone takes care of the complete data collection, subsequent standardization, and cleansing for its clients and delivers the data according to common standards or to the client's exact specifications.

The analyst can now focus all her time on finding the context and the necessary business outputs and does not have to spend most of their time on securing and cleaning data.

Sales and monitoring of competitors

As the sale of a development project approaches, it is often necessary to flexibly optimize not only the cost side of the project's costing formula but also the sales side. For Michal Netolický and Trigema, one general figure of the average unit price of the entire project was no longer satisfactory, which led them to the conclusion that it was necessary to look at the structure of the layout and also the comprehensive pricing of all the proposed apartments. The automated pricing design that Flat Zone offers as a service beyond the Studio saves Trigema staff a lot of time and quickly provides recommended prices for all apartments and, therefore, the complete sales price for the project. Prices are based on the most similar apartments currently on the market.

Once a development project goes on sale, it is very often scrutinised to see if the price offered is appropriate for the time, location, competition, demand and supply within the project.

Thanks to Flat Zone, we are able to evaluate in real-time whether it is necessary to work with the price in order to meet the sales plan.

In addition, Trigema has also arranged regular tailored reports through which it monitors the latest price changes and sales on the Prague market. Thanks to these reports, the company is able to analyse the sales condition of its competitors, put its own sales in context and observe the effectiveness of discount incentives or the price potential of a given location.
